I have a highly motivated seller in pre-foreclosure who very much want
s to keep their home. They had a job loss situation that put them in
trouble but has now been resolved. They are willing to give up all
equity and can come in with $7000 down to repurchase on Agreement for
Deed. Mkt Value at $146K. By structuring this purch as Net deal with
Seller netting zero, investor can recover their downpayment at funding
(in escrow) and cashflow immedialtely. If investor with good credit
comes in with 20% down, I can get them 2% interest rate and 1st year
cashflow would be $10,590.76 with no money tied up. 2nd year cashflow
would be $7372.56 That's a 2yr return of $18,351.52 with no money
invested and helps a family to keep there home! Of course, there are
other ways to structure this and returns will vary depending on
investors credit and down. Time is of the essence as their auction date
